Paint is Your Waterproofing Layer
If you own a plaster or "texture coated" home built in the 1990s or 2000s, maintenance is not optional, it is critical. Unlike weatherboard homes where the timber sheds water naturally, monolithic cladding relies entirely on the paint system to stop moisture entering the wall cavity.
The Danger of Cracks: Thermal expansion causing even hairline cracks allows water to wick into the substrate. If left untreated, this leads to the dreaded "Leaky Building" issues. At Tomar Contracting, we treat these homes with the seriousness they demand.
Paint That Acts Like Rubber
Standard acrylic paint is too thin and brittle for plaster homes. When the house moves, the paint cracks. We use Elastomeric High-Build Coatings (such as Resene X-200 or Dulux Acratex).
The Science: These coatings are up to 5x thicker than standard paint and contain special polymers that allow them to stretch by 200–300%.
The Result: When your house heats up and cools down, the paint moves with it rather than snapping. It maintains a continuous, watertight seal year-round.
Why Tomar for Plaster Homes?
- We Understand the Stakes: We know that a poor paint job on a weatherboard house is ugly, but a poor paint job on a plaster house is destructive. We don't cut corners on thickness.
- Flashings & Sealants: We don't just paint the flat bits. We check the sealants around windows and flashings (the most common failure points) and replace failing silicones with high-grade MS Sealants.
- Future-Proofing: A freshly coated plaster home is no longer a liability; it is a warm, modern, and valuable asset.
Our Repair & Restoration Process
Step 1: The "Soft" Wash: Never high-pressure blast a plaster home. It drives water straight through the pores. We use a specialized low-pressure chemical wash to kill moss and clean the surface gently.
Step 2: Crack Diagnostic & Repair: We inspect every square metre.
Hairline Cracks: Filled with a brush-applied elastomeric sealant.
Structural Cracks: We grind them out and install a "Mesh and Plaster" reinforcement system to bond the masonry back together before painting.
Step 3: The Membrane Application: We apply the membrane at the specific "spread rate" required to achieve the waterproof warranty. This fills the texture of the plaster, creating a uniform, weather-resistant skin.
Plaster & Monolithic Cladding FAQs
We can certainly protect it. We use the highest grade membranes available for these "high risk" designs. However, if we suspect the framing is already wet/rotting, we will honestly advise you to get a building inspector before we paint. We won't cover up rot.
Typically 10 years before it requires a maintenance coat. We recommend an annual soft wash to keep the warranty active.
